With an Unlock Home Equity Agreement (HEA), you receive a lump sum of cash today in exchange for a share of your home’s future value. The cost of your HEA is based on how much or how little your home appreciates during the length your HEA term, which can last up to 10 years.

What to expect

No monthly payments

There are no monthly payments during the term of the agreement, which means no late fees. Maintain your cash flow for things like savings, bills, or just enjoying life.

One-Time origination fee

Like most other real estate transactions, there are closing costs. You’ll pay a fee equal to 4.9% of the lump sum you receive.

Third-Party transaction costs

These may include a home appraisal, title and escrow fees, and recording fees.

Settlement Amount

When the agreement ends — usually through a sale or refinance —  you will pay a percentage of the home’s value as agreed to in your HEA. The examples below illustrate how much could pay when you end your agreement.
