With an Unlock Home Equity Agreement (HEA), you receive a lump sum of cash today in exchange for a share of your home’s future value. The cost of your HEA is based on how much or how little your home appreciates during the length of your HEA term, which can last up to 10 years.

## What to expect

### No monthly payments

There are no monthly payments during the term of the agreement, which means no late fees. Maintain your cash flow for things like savings, bills, or just enjoying life.

### One-time origination fee

Like most other real estate transactions, there are closing costs. You’ll pay a fee equal to 4.9% of the lump sum you receive.

 Amount you receive represents gross investment proceeds. Transaction expenses and an origination fee of 4.9% will be deducted at closing. Transaction expenses include appraisal, title, credit and escrow fees paid to third parties and may vary depending on property specific factors. 

 The Annualized Cost Limit (ACL) sets a maximum return of 19.9% per year on Unlock’s investment (or lower if required by state law). This cap helps protect you from paying too much if your home value rises quickly and/or you settle early.
